No. Flatmeits is a student services company. We have agreements with registered real estate agencies (APIs) in Girona who handle contract drafting and regulatory compliance. We focus on what we do best: looking after the flat and the students.
There are two separate contracts. The rental contract is between you and the student, handled through a registered agency. You choose the duration: semester, full academic year or primary residence. The student, in turn, signs a services contract with us covering cleaning, maintenance, support and all other services. We do not intervene in the rental contract.
Girona is a rent-regulated area. Rental prices are governed by current legislation, based on the previous contract or the reference index depending on the case. The registered agency we work with will advise you on the applicable rent for your flat.
Working within regulated prices allows us to offer students a layer of services at a reasonable cost. The student pays rent to the landlord and the Flatmeits service fee to us. This makes the model work for everyone: the landlord has a well-maintained, occupied flat; the student gets a comprehensive service at a fair price; and we can do our job. We believe quality student housing should be accessible.
The student may cancel the services contract with Flatmeits under the conditions agreed in the contract. In that case, we would stop providing our service layer for their flat: cleaning, incident management, support and the rest. The rental contract with the landlord is independent and unaffected.
